Recently appointed to conduct an auction for the second time, I was eager to see the result and compare the two.
From the outside looking in nothing noteworthy had changed; agent, market and marketing budget remained largely the same.
First time around with four registered bidders, the property was passed in.
Second time around, 15 registered bidders and instructions to sell to the highest bidder the property was sold well in excess of the original reserve.
From our experience the key factor for success on auction day is an agent that believes the property will be sold. How do you obtain this belief? The seller must believe the property will be sold also. Once agent and seller have belief the market is forced into believing the same.
The current market is more willing than ever, just give them the chance to play for keeps.
